Knowing your budget is also a big factor when embarking on a new building journey. Sometimes architects draw up such amazing plans for their clients, but all too often we find that these plans are way beyond the budget of the client. Approaching a builder before approaching the architect can often be a wise move, to get an idea of what is affordable and practical in your own situation. We welcome taking that first discussion with new clients to make sure they are heading in a direction that is within their budget.
Once your building site is chosen (See our building energy efficient homes page if you have not chosen your site already. Your new home could save you thousands of dollars in energy costs if built correctly) and your plans are drawn, there are a couple of important services to undertake. This includes having your soil tested which is essential for accurately quoting on the correct depth of footings and to have your plans finalised with any engineering computations. These include slab design and structural loads. We can help you source the appropriate services for these requirements.
When you’re ready for a quote, we like to work with our clients through this stage to ensure that we give the most accurate quote and avoid those frightening end of job “extras” which so many other builders are renowned for doing. As such, if you already know the building materials you would like for your finishes, this process is much simpler. If not, perhaps give some thought to what finishes you prefer us to quote on. This might include colour palettes, cornice, flooring options, tapware & toilets (yes even your toilet can range from a few hundred to well over a thousand dollars!) We’ll work through the options with you to choose the right finishes for you, your tastes and your budget.
Our standard process is a 4-6 week turnaround from our first meeting to a final proposal prepared for your new home. This allows us time to discuss your needs with you, for you to make your selections and for us to then prepare a detailed quote request to our suppliers and trades, specific to your requirements. We then prepare our best price for you and arrange a time to discuss our proposal.
If our proposal to build your new home is accepted, we then prepare a contract and building specifications document. Once you have signed your contract, we arrange for a warranty insurance policy and then accept a deposit from you. These 3 documents are all required to be submitted with your building permit application. Council advise up to 4 weeks for building permits to be approved. Once a building permit is issued, your works can commence. Our homes take approximately 5 months to build. We use trades that we believe are the best in their field. They are not rushed to complete works and we believe this shows in the quality finish that they deliver in works completed. All works completed by J.MAR Constructions are done so with pride and we know that all of our home owners can proudly show off their home.
